Wellborn Home Additions & ADU: The Houston Owner’s Guide

Home additions and ADU construction in Houston with Wellborn cabinetry, trim, and built-ins typically runs $45,000 – $130,000 depending on square footage, foundation work, and finish level. We install and service Wellborn products inside larger addition and ADU projects throughout Houston, including kitchens, bathrooms, and storage built-ins that carry the Wellborn name. More often than not, families call us because a Wellborn cabinet face, drawer glide, or door hinge has failed inside an addition they had built years ago, or because they’re planning a garage conversion and want Wellborn cabinets matched to what’s already in the main house. We stock common Wellborn drawer glides, hinges, and touch-up materials in our Houston shop, and we can source discontinued Wellborn door styles directly through our supplier network.

We’re an independent remodeling contractor in Houston, not a Wellborn dealer or subsidiary. What that means in practice: we work on Wellborn products every week, we know which series use which hinge and glide spec, and we’ll tell you honestly when a part is worth replacing versus when the cabinet box itself has reached the end of its useful life. Graham Stein, our owner, has been running Houston-area additions, ADUs, and garage conversions for several years now, and he keeps a running list of which Wellborn series have held up best in Texas humidity. That knowledge is built into every bid we write.

Which Wellborn Models This Applies To

Wellborn has manufactured several cabinet series over the last three decades, and the parts inside an addition or ADU depend on when the cabinets were ordered and which series the original contractor specified. The most common Wellborn lines we see in Houston additions and garage apartments are Wellborn Premier, Wellborn Estate, and Wellborn Select. Each series uses slightly different hinge boring patterns and drawer glide lengths, which means a hinge from Premier will not always mount cleanly on an Estate door without a new bore or an adapter plate.

Here’s the compatibility gotcha that saves you a return trip to the store: Wellborn drawer glides are often stamped with a number on the side rail or inside the drawer box. That stamp tells us the glide length, extension type, and mounting orientation. If the stamp is worn off, we measure the drawer box depth and match to the nearest glide spec. Wellborn also switched hinge suppliers a few years back, and older doors with a 35mm cup bore may need a hinge with a different arm profile than what you’ll find on newer cabinets. We keep a flat of common Wellborn hinge and glide hardware on the truck so we can test-fit before ordering anything.

For the OEM-versus-aftermarket decision: Wellborn cabinet boxes are solid, but their hinges and glides are sourced from large hardware manufacturers like Blum, Grass, and Salice. In most Houston homes, a quality aftermarket glide from the same manufacturer will perform as well or better than the original part, often with a better warranty. We’ll always match the original spec unless you want an upgrade to soft-close or full-extension hardware, which we can do on most Wellborn drawer boxes in about an hour per drawer.

Signs Your Wellborn Home Addition or ADU Cabinetry Is Failing

  • Drawer glides binding or sticking during Houston’s humid months. Wood expands when humidity climbs, and in Houston that means drawer boxes swell slightly, pressing against the glide and making the drawer feel gritty. The glide is rarely the root cause; the drawer box needs a slight sanding or the glide’s mounting screws have loosened. Both are five-minute fixes.
  • Door hinges sagging so the door hangs crooked or won’t close flush. Wellborn doors are heavy, especially on tall pantry and linen cabinets. A single worn hinge will let the door drop by a quarter inch, and tightening the screws won’t fix it. You need a hinge replacement with the same cup depth and overlay.
  • A water stain or swollen edge on a Wellborn cabinet base near the sink or dishwasher. This is the one we see most in Houston ADUs and additions. Even a small drip from a supply line wicks into the particleboard core and the box delaminates. The face frame might look fine for months, but the damage is spreading behind the toe kick. We check behind the baseboard and feel the box floor before quoting.
  • Dowel joints separating or a face frame that has pulled away from the box. Houston’s heat and humidity cycles will stress glued joints over time, especially on cabinets that sit against an uninsulated garage wall or a west-facing window. If you can see daylight through the seam, the cabinet needs re-gluing and clamping, or a full face-frame swap.
  • Soft-close mechanisms that no longer soft-close. The small piston inside the hinge wears out after about 10-15 years of daily use. Houston’s heat accelerates that. Replacing the piston is a $5 part and a few minutes of labor, but only if we know which hinge series you have.

Replacement Cost & What’s Included

A stone counter, tile backsplash and open shelf after a kitchen remodel

For a full addition or ADU project that includes Wellborn cabinets, installed prices in Houston run $45,000 – $130,000 depending on square footage, whether you’re adding a foundation or building above a garage, and the finish level of the cabinetry. A kitchen inside that addition with Wellborn cabinets typically runs $14,000 – $45,000, and a small kitchen or kitchenette in an ADU runs $9,000 – $20,000. A garage conversion with a Wellborn kitchenette, bathroom, and built-in storage usually lands between $30,000 and $80,000.

The price we give you is a written price before any work starts. That includes materials, labor, dump fees, and the clean-up. It does not include change orders unless you ask for something different after the job begins. We also pull permits and schedule inspections on every addition and ADU we do in Houston, and we’ll walk you through the inspection timeline before we start. The 365-Day Done Right Promise covers everything we install. If something isn’t right within a year of completion, we make it right.

DIY or Call Us?

Some Wellborn parts are easy to check and fix yourself, and I’ll tell you exactly which ones. A loose hinge screw that re-tightens and holds is fine. A soft-close piston that you can swap by pressing the old one out and the new one in is a ten-minute job if you have the right piston. Drawer glide lubrication with a dry silicone spray is safe and effective on most Wellborn glides.

What I wouldn’t do yourself is replace a cabinet box, re-glue a separated face frame, or install new cabinets in an addition where the floor isn’t level. Houston slab foundations settle, and an unlevel floor will rack a new Wellborn box within a few years. We check the floor with a laser before the first cabinet goes in. If you’re not sure whether what you’re seeing is a quick fix or a real problem, call us at (254) 272-5240 and describe the part. We’ll tell you over the phone what we think, and the trip to confirm is free if you live in Houston or nearby.
