Toto Home Additions & ADU: The Houston Owner’s Guide
If you’ve got a Toto product that’s failed or is failing inside a planned home addition or ADU in Houston, the installed replacement for the plumbing fixture portion typically lands between $800 and $3,000, and the broader addition or ADU work runs $45,000 to $130,000. We stock and install Toto-compatible parts for home additions and ADU projects across Houston, and we can usually get the part matched and scheduled within a few days, not weeks. Most Houston owners discover the problem the same way: a toilet that runs intermittently at 3 a.m., a fill valve that no longer shuts off fully, or a flush tower gasket that has quietly dried out in the attic heat of a converted garage ADU.
We run into this most often in ADU conversions near the Energy Corridor and garage conversions in Meyerland, where the original Toto fixture from the main house gets reused or a new Toto goes in during construction. The part fails, and the homeowner wants it fixed without disrupting the tenant or the family routine. This page covers exactly what to look for, what it costs, and how we handle it in Houston.
Which Toto Models This Applies To

Most Toto home additions and ADU plumbing fixtures fall into two families: the Drake line (including the Drake II and Drake CST454CEFG) and the Ultramax line, with some Entrada and Eco Soiree units showing up in newer ADU builds. The compatibility gotcha that trips up a lot of Houston owners is the flush valve size: Drake models use a 3-inch flush valve, while several Ultramax and Eco Soiree models use a 2-inch valve. Ordering a 3-inch flapper for a 2-inch valve Toto means a weak flush and a call-back. We check the stamped model number on the inside of the tank wall before anything gets ordered.
For OEM versus aftermarket: Toto’s own replacement parts, especially the fill valve and the flush tower gasket, hold up better against Houston’s water and heat cycling than most generic equivalents. Aftermarket flappers are fine for the Drake line if they’re chlorine-resistant, but we’ve seen too many universal fill valves whistle or short-cycle on Toto’s narrower overflow tube design. We stock genuine Toto fill valves, flush tower gaskets, and flappers on our trucks. For any Toto part we can’t match on-site, we order from Toto’s Texas distribution network and usually have it in hand within two business days.

Signs Your Toto Home Additions & ADU Is Failing
- The toilet runs for 15 to 30 seconds after each flush, then stops. This is almost always the flush tower gasket losing its seal against the flush valve seat. In Houston’s humidity, rubber gaskets on Toto fixtures installed in unconditioned ADU spaces dry and crack faster than in the main house.
- You hear a faint hiss from the tank between flushes. The fill valve diaphragm is starting to fail. On Toto’s fill valve, this usually shows up as a slow leak that raises the water level until it spills into the overflow tube.
- The flush feels weaker than it used to, even after cleaning the rim jets. Mineral scale from Houston’s hard water builds up inside the flush valve body on Toto’s 3-inch Drake models, restricting the volume of water that can drop in the first second of the flush.
- The tank refills slowly, or the water level stays too low. The fill valve’s inlet screen is clogged with sediment, or the float adjustment on the Toto fill valve has drifted. We see this in ADUs fed by private wells on the north side of Houston.
- Water appears at the base of the toilet after a shower or heavy rain, not just after a flush. The wax ring or the tank-to-bowl gasket on the Toto installation is the culprit. High humidity and slab settling in Houston clay soil shifts fixtures enough to break that seal over time.

AfterReplacement Cost & What’s Included

For the Toto plumbing fixture portion inside a Houston home addition or ADU, the installed price typically runs $800 to $3,000, depending on whether we’re swapping a fill valve and gasket or replacing an entire Toto toilet and resetting it on a new sealing surface. The broader home addition or ADU construction work runs $45,000 to $130,000 in Houston, per the ranges we provide below.
| Project | Houston Price Range |
|---|---|
| Toto toilet replacement (fixture + labor, reset) | $800 – $3,000 |
| Home addition (Toto fixtures included in scope) | $45,000 – $130,000 |
| ADU construction | $90,000 – $220,000 |
| Garage conversion | $30,000 – $80,000 |
| Bathroom vanity installation (when paired with Toto fixture work) | $800 – $3,000 |
Every price we give is written before any work starts. That written price includes the Toto part, the labor to install it, the shoe covers and drop cloths we put down before we walk in, and the photo of the clean-up we take before we leave. If the job takes longer than expected, the price does not change. The 365-Day Done Right Promise applies: if anything on that Toto fixture isn’t done right within a year, we make it right at no charge.
DIY or Call Us?
A homeowner can safely do two things: check the fill valve’s inlet screen for sediment, and confirm whether the flapper or flush tower gasket is visibly cracked or warped. Both are low-risk, and we’ll walk you through either one over the phone at (254) 272-5240 if you’d rather have help before touching anything. Where DIY goes sideways on Toto fixtures specifically is the fill valve replacement: the lock nut on the underside of the tank is an odd size, and over-tightening it cracks the porcelain. We’ve also repaired several homeowner jobs where a generic fill valve was forcing water to spray against the tank lid because the Toto overflow tube height wasn’t matched. Water damage to an ADU’s subfloor runs far more than the fixture swap. If the part is the flush tower gasket on a Toto with a 3-inch valve, honestly, call us. The tank has to come off for that repair, and the tank-to-bowl gasket should be replaced at the same time. We carry all of it on the truck.
FAQs

In a conditioned Houston home, a Toto fill valve and flush tower gasket typically last 5 to 8 years before showing wear. In an unconditioned or semi-conditioned ADU, especially a converted garage without a dedicated HVAC supply, the heat and humidity cycling through our summers shortens that to 3 to 5 years. We recommend replacing the flapper, flush tower gasket, and fill valve together once one of them fails, since the labor is the same and the parts are inexpensive individually. Call (254) 272-5240 and we’ll give you an honest read on what’s failing and whether it’s worth repairing the whole set.
Sometimes. A clogged fill valve inlet screen can be cleaned, and a misadjusted float can be reset. But a flush tower gasket that has dried and warped, or a fill valve diaphragm that has started hissing, needs replacement. Toto does not sell internal seals for these parts separately, so repair is not an option on those components. For an exact answer on your model, call (254) 272-5240 and describe the symptom you’re seeing.
A fill valve swap takes about 45 minutes. A flush tower gasket replacement, which requires pulling the tank, takes about an hour to an hour and a half including the new tank-to-bowl gasket. A full toilet replacement and reset takes about two to three hours, and we recommend not flushing for an hour after install so the new wax ring or sealing surface sets properly. We schedule around your household’s quiet hours where possible.
We stock genuine Toto fill valves, flush tower gaskets, and flappers for the Drake and Ultramax lines on our trucks. If your model uses a part we don’t carry, we order from Toto’s Texas distribution network and can usually have it in hand within two business days. We’ll tell you upfront whether the part is on the truck or on order before we schedule the visit.
