CertainTeed Windows & Doors: The Houston Owner’s Guide
We stock and install CertainTeed-compatible replacement windows and doors throughout Houston, with most window replacements running $4,500 – $15,000 installed and door work typically landing between $2,000 and $8,000 depending on size and hardware. If your CertainTeed window won’t close, your sash is sticking, or your door frame has started pulling away from the rough opening in the Houston humidity, we can usually match the part the same week. The way most Houston homeowners find us is after a failed latch, a fogged glass unit, or a patio door that drags hard against its track. Here’s what to know before you call.
Which CertainTeed Models This Applies To

CertainTeed has run several window and door lines over the years, and the part that fits one series will not always fit another. The lines we handle most in Houston include the CertainTeed Bryn Mawr II, the New Castle, and older vinyl-frame models from the 2000s. Each series uses its own balance system, pivot bar, and sash profile, so matching a balance assembly from one line to another rarely works, even when the windows look nearly identical at a glance.
To identify the part correctly, start with the glass etching. Most CertainTeed insulated glass units have a small etching in one corner with a manufacturer date and plant code. Then measure the visible glass width and thickness to the sixteenth of an inch. On the frame itself, look for a series label on the top edge of the sash or on the spacer rail inside the frame. Once we have that, we can tell you whether the OEM part is still produced or whether a quality aftermarket equivalent makes more sense for the age and condition of the window.

Signs Your CertainTeed Windows & Doors Are Failing
- Condensation between the panes. This means the insulated glass unit has lost its seal. In Houston’s summer humidity, the moisture build-up will only get worse, and the glass will eventually develop a visible white haze. The fix is a replacement IGU, not the whole window in most cases.
- A sash that drops hard when released. The block-and-tackle or spiral balance has lost tension, common after ten to fifteen years in Texas heat. It is a straightforward swap on most CertainTeed models, but doing both sides at once prevents the window from tilting in the frame.
- A latch that will not catch. The sweep lock or cam lock has sheared, or the keep has shifted. Houston homes on slab foundations move, and once the frame settles, the old latch position no longer lines up. Sometimes the fix is a replacement lock; other times, the sash needs to be re-shimmed at the corner welds.
- A patio door that scrapes against the track. CertainTeed sliding doors ride on nylon rollers that flatten over time, especially with our clay-heavy Houston soil causing slabs to shift. Replacing the rollers usually restores the slide, as long as the track itself has not been chewed up by continued scraping.
- Air you can feel around the frame on a windy day. The weather-stripping has gone brittle, or the frame has pulled just enough from the rough opening that the seal no longer compresses. We apply new pile or bulb weather-stripping and check the shims at the sill before replacing anything.

AfterReplacement Cost & What’s Included
For a full window replacement in Houston, installed pricing typically runs $4,500 – $15,000, but a single CertainTeed replacement part is far smaller: an IGU for a standard double-hung runs around $250 – $600 installed, a balance assembly $60 – $150 per side installed, and a patio door roller replacement $180 – $450 depending on the hardware. We give a written price before any work starts, covering the part, the labor, and disposal of the old component, with no number that changes once the crew arrives. There is never a charge for the shoe covers, the drop cloths, or the cleanup, and the 365-Day Done Right Promise covers the work after it is done. If the part fails, we make it right.
DIY or Call Us?
You can safely check a few things without touching a tool: the small etching on the glass, the visible weather-stripping gaps, and whether the handle set pulls loose from the frame. But window balances and patio door rollers hold real tension. Remove a balance block incorrectly and it can snap at speed against the frame or your hand. Door rollers under a heavy glass panel can pinch badly if the panel tips. We say it plainly because we have seen both happen. If the part is not obviously simple, call (254) 272-5240 and we will get it matched and in that week.
FAQs

Most CertainTeed vinyl windows in Houston hold up for 15 to 25 years on the frame, but the moving parts, especially balances and rollers, typically need replacing within 10 to 15 years. The Houston combination of high UV exposure, 90-percent summer humidity, and shifting clay soil ages the moving hardware faster than the glass.
It depends on the part. Weather-stripping, latches, and some pivot bars can be repaired or adjusted in place. A fogged IGU cannot, because the failed seal is inside the sealed glass unit and there is no way to re-pressurize it properly. Call (254) 272-5240 and we will tell you which category your part falls into, with a written price either way. Estimates are free.
Most single-part replacements, including an IGU swap, a balance replacement, or new patio door rollers, take between 45 minutes and two hours on site. The exact time depends on how much the frame has settled and whether trim needs to come off for access.
We keep the most common CertainTeed balances, lock sets, and roller assemblies on the truck, but specialty IGUs and some series-specific hardware take a few days to order. When we know your etching code and measurements, we can tell you on the phone whether the part is on hand today or coming in.
If you have a CertainTeed part that has failed, call (254) 272-5240 to schedule your free estimate. We will match the part, give you a written price before anything starts, and leave the floors covered and the old hardware hauled away.
