PGT Windows & Doors: The Houston Owner’s Guide
We stock and install replacement parts for PGT windows and doors throughout Houston, with most common hardware swaps running between $95 and $400 for parts plus labor, and full window or door replacements ranging from $4,500 to $25,000 depending on size and series. Most owners discover a part has failed the same way: a window that used to glide now sticks, a door that latched tight now rattles in the frame, or a crank handle that spins without moving the sash. Graham Stein and our team at Elmstead Remodeling Houston see these failures every week in Houston homes, and most are fixable the same visit once we identify the right PGT part.
Elmstead Remodeling Houston is an independent service provider, not affiliated with PGT Industries. We buy PGT-compatible and OEM parts through supply partners and install them to the original fitment.
Which PGT Models This Applies To

PGT builds a wide range of impact-rated and standard windows and doors across several series. The most common lines we service in Houston include the WinGuard impact series, the SpectraGuard series, the 7700 and 770 vinyl single-hung and sliding windows, and the 6600 series aluminum products. Each series uses slightly different hardware: WinGuard sash balances and rollers are sized differently from the SpectraGuard line, and the 6600 aluminum series uses a different track profile than vinyl models.
To identify your part, check the corner of the glass or the inside of the frame for a silver PGT label that lists the series, size codes, and manufacturing date. If the label is faded, a photo of the window or door plus the rough opening measurements works for us. For rollers, you’ll need the wheel diameter, usually 7/8 inch, 1 inch, or 1-1/4 inch. For sash balances, note the length and whether the spring is a coil or a spiral. We stock genuine PGT replacement parts where available, and for discontinued hardware we use aftermarket equivalents from Huntley, Truth Hardware, and Caldwell that match the original fitment and load rating.

Signs Your PGT Windows & Doors Is Failing
- The sash binds or sticks when you open it. This usually means a sash balance has lost tension or a roller has flattened. PGT balances carry specific spring tensions matched to the sash weight, so a generic replacement rarely feels right.
- Water stains or moisture between the panes. You’re seeing a failed insulated glass unit seal, common on Houston homes after ten to fifteen years of humidity cycles. The fix is new glass, not a new frame.
- The lock or latch no longer catches. Either the keeper has shifted out of alignment or the lock mechanism has a broken internal cam. On WinGuard impact doors, this also means the multipoint lock rail may need adjustment.
- The window falls shut or won’t stay open. A dead sash balance. If one balance is gone, we recommend replacing the pair so the sash hangs evenly and seals against the weatherstripping.
- The crank handle spins without moving the window. The operator gear has stripped. This is a common failure on PGT casement and awning windows, and the replacement operator is series-specific, not universal.

AfterReplacement Cost & What’s Included

For individual parts, Houston pricing typically runs $95 to $400 installed, covering the part, the truck visit, and the labor. Sash balances run $95 to $180 per window, rollers $85 to $150 per door, operators $120 to $220, and multipoint door lock sets $250 to $400. If the frame or glass is beyond saving, a full window replacement runs $4,500 to $15,000, and a full impact door replacement runs $8,000 to $25,000, matching the pricing guidance we publish across Houston for window and door projects.
Every price we hand you is written down before any work starts. You’ll see the part cost and the labor separated on the line item. The 365-Day Done Right Promise covers the install: if the part we put in fails within the year due to our workmanship, we make it right. This is how we run every project for Houston families, from a single window balance to a whole-home window replacement.
DIY or Call Us?
Some checks are safe to do yourself: look for the PGT label to identify your series, take a photo of the broken part, and test whether the issue is in one window or every window of the same type. Window rollers and sash balances are where DIY goes wrong. Sash balances hold spring tension, and releasing one without the right technique sends a metal rod flying. Impact windows add another layer: WinGuard laminated glass is heavy, and removing a sash without a helper can bend the frame or crack the glass. On doors, multipoint lock hardware interacts with the frame in ways that are not obvious until you have the old lock removed and the new one will not engage. If the part involves tension, weight, or a door that needs to seal against Houston humidity and wind, call us at (254) 272-5240. We will tell you honestly what you can handle and what needs a truck.
FAQs

PGT hardware typically lasts 10 to 15 years in Houston before the humidity and heat break down seals, flatten rollers, and fatigue springs. Coastal-adjacent homes may see shorter life on door hardware because of salt in the air, while homes further inland typically last toward the longer end of the range. Call (254) 272-5240 if your windows or doors are in that age window and you are chasing repeat failures.
Rollers, balances, and operators are replaced, not repaired, because the internal components are not serviceable, and the repair labor would exceed the part cost. Door lock sets can sometimes be adjusted rather than replaced if the failure is alignment, not a broken internal part. We will tell you which one applies to your window or door, and the estimate is free either way.
Most single-part replacements, like a sash balance or roller set, take 30 to 90 minutes on site, and we can often handle multiple windows or doors in the same visit. A full insulated glass unit replacement takes a few days because the glass is ordered to size. Call (254) 272-5240 and we can schedule around your family’s nap and school hours.
We stock common PGT rollers, balances, operators, and lock hardware on our trucks, along with aftermarket equivalents from Caldwell, Truth Hardware, and Huntley for discontinued series. If we do not have the exact part, we order it and return at a set time, with no surprise second trip charges. We also work with other named-brand cabinet and surface lines like KraftMaid, Cambria, and Silestone when a window or door job turns into more.
