ES Windows Roofing: The Houston Owner’s Guide
We keep ES Windows roof assembly parts on the truck and install them across Houston, with most roofing-related repairs landing between $400 and $1,800 depending on the panel count, flashing condition, and whether the underlayment is still sound. If you have a cracked glass roof panel, a failed seal, or condensation collecting between panes, you usually notice it first as a drip that shows up near a beam or a pool of light-stained water on the floor below. You’ll also see it in the way the room heats up: a failed panel stops reflecting heat the way it should, and the air conditioning starts working harder in that zone.
We are an independent Houston remodeling contractor and not affiliated with ES Windows. That said, we have installed and repaired enough of their roof assemblies across Meyerland, Bellaire, and the Energy Corridor to know exactly which sealants, gaskets, and replacement panels match which generation of product.
Which ES Windows Models This Applies To

ES Windows manufactures roof glazing, skylight, and overhead structural glass assemblies mostly for residential sunrooms, enclosed patios, and covered outdoor living spaces. In Houston, the products we see most often are from the ES-100 and ES-200 series, plus an older generation of single-glazed roof panels that predates their current laminated glass builds. The biggest compatibility gotcha we run into: the aluminum extrusion profile changed somewhere around 2016, and a gasket cut for the newer profile will not seat correctly in the older frame. If you’re not sure which generation you have, look for the small serial label etched into the frame’s interior channel. If it starts with “ES1” you have the early profile. If it starts with “ES2” you have the current one.
For replacements we generally recommend the original ES Windows part when the frame itself is intact and the panel is a standard width. When the aluminum has corroded or the frame was an odd custom size from the start, a properly spec’d aftermarket glass panel in a matching thickness and tint does the job well, often for 15% to 20% less than the OEM component. We will tell you the honest difference and let you decide.

Signs Your ES Windows Roofing Is Failing
- Condensation between the glass panes. This means the perimeter seal on the insulated glass unit has failed. In Houston’s humidity, a failed seal will fog within a day or two and the panel cannot be resealed. It gets replaced.
- Water staining on interior drywall or beams. When the roof panel flashing pulls away from the house wall, water follows the gap. We see this most often on south-facing walls where Houston’s afternoon sun has baked the exterior sealant brittle.
- Audible dripping during rain, near a corner or seam. The gasket between two panels has compressed out or cracked. Sometimes it just needs a new gasket. Sometimes the panel edge has hairline cracks from thermal expansion and the whole unit should come out.
- Small cracks or chips in the glass, even if not leaking. Houston hail and dropped branches do more to roof glass than most people expect. A chip can spread into a full crack within one hot-cold cycle in July.
- You can feel heat radiating through the glass from a foot away. The low-e coating has failed or the panel is single-glazed and never should have been installed for this exposure. The room never cools properly and your energy bill carries the proof.

AfterReplacement Cost & What’s Included

In Houston, ES Windows roof repair work typically runs from $400 to $1,800 per problem area, not per panel. A simple gasket or sealant replacement on a single seam sits at the low end, while a full panel swap with scaffolding or roof jacks runs toward the top. If the underlayment or aluminum channel is rotted, that is where the price genuinely climbs, and we will show you a photo of the damage and a written price before any additional work is agreed to.
A written price before any work starts is how we operate on every job, not just roof glass. We price the work, not the customer. Every ES Windows repair includes drop cloths around the work area, shoe covers at the door, and quiet tools if there are kids napping or a pet that startles easily. The 365-Day Done Right Promise covers the finished work, including newly installed seals and gaskets.
DIY or Call Us?
There is a safe middle path here. You can safely inspect the frame, identify the serial label, and note where the water is actually coming in. That helps us bring the right parts on the first trip. What we do not recommend: climbing onto a sloped glass roof with a caulk gun. Glass roofs in Houston get slick with morning dew and afternoon algae film. A fall from even a single-story conservatory roof is a hospital trip, and over-caulking a failing gasket hides the real problem instead of fixing it.
If the issue is isolated to one small gasket and you have a stable single-story ladder, a careful homeowner can sometimes replace it with the exact factory part. But if the panel itself is cracked, fogged, or the aluminum is pulling away from the house wall, call us at (254) 272-5240. We’ll tell you honestly whether it is a repair or a replacement, and the estimate is free.
FAQs

Most ES Windows roof panels hold up for 15 to 25 years in Houston, but the seals and gaskets around them tend to fail between years 8 and 12 due to our heat and humidity. Call (254) 272-5240 if you’re unsure whether yours is at the replace-the-panel or replace-the-gasket stage.
A fogged panel cannot be repaired because the inert gas between the panes has escaped and the seal is shot. A small glass chip can sometimes be stabilized with a resin fill, but in most Houston installations the heat cycle spreads it within a season. We’ll tell you which one you have before anything gets removed.
Most single-panel ES Windows replacements take three to five hours on site, assuming no structural rot underneath. If the flashing or aluminum channel is damaged, plan for a second visit while we get those materials and keep you posted with photos and a written price.
We keep the most common ES Windows gaskets, sealants, and standard panel sizes on hand, and we also work with local Houston glass suppliers for custom sizes. Alongside ES Windows parts, we carry materials and components for KraftMaid, Cambria, and Silestone work, so many jobs can be handled in a single trip.
