Quikrete Home Additions & ADU: The Houston Owner’s Guide

Quikrete home additions and ADUs in Houston typically run $45,000 to $130,000 for the full project, depending on square footage, foundation work, and finish level. We install Quikrete-anchored additions and accessory dwelling units throughout Houston, and most homeowners reach out after their slab or stem-wall base starts showing cracks, spalling, or moisture wicking up into the framing. The concrete you choose for footings, piers, and slabs determines how the whole structure performs for decades, which is why we spec Quikrete mixes for our Houston additions and ADU pads and why we keep specific Quikrete product numbers on our truck for every foundation phase.

Which Quikrete Models This Applies To

A wide opening with a new beam where the kitchen wall was removed

For home additions and ADUs, the relevant Quikrete products are their concrete and mortar lines, not a single “model.” In our Houston work we use Quikrete 5000 (a 5,000 PSI mix for load-bearing slabs and footings), Quikrete Crack-Resistant Concrete for ADU floors and bathroom pads where hairline cracking is a common call-back, and Quikrete Mason Mix or Type S Mortar for block stem walls and brick tie-ins. If your existing addition or ADU was built on a Quikrete slab and you are troubleshooting, the first thing to confirm is which mix was poured. Look for the bag type on any leftover materials, or check the original permit notes. A 4,000 PSI standard mix and a 5,000 PSI structural mix behave differently when Houston’s expansive clay soil shifts.

Here is the compatibility gotcha most Houston owners miss: Quikrete products are designed to be mixed with clean water and poured within a specific temperature window. Houston summers routinely cross 95°F by 10 a.m., and pouring Quikrete in that heat without a set-retarding admixture or shaded staging weakens the final cure. That is not a product defect; it is a placement condition. When we pour additions in July in neighborhoods like Spring Branch or Meyerland, we schedule the pour for early morning and keep the forms cool. It changes the finished slab strength, and it changes how long the structure actually holds up.

On the OEM-versus-aftermarket question: for concrete and mortar, Quikrete is the spec. We don’t substitute no-name bagged mixes on load-bearing work. For the framing, hardware, tie-downs, and flooring that sit on top of that slab, we use named-brand materials the same way we do on every Elmstead Remodeling Houston project – cabinets from KraftMaid, countertops from Cambria or Silestone where the plan calls for them, and Schluter waterproofing on wet-area transitions.

Signs Your Quikrete Home Additions & ADU Is Failing

We see the same symptoms repeat across Houston additions and ADUs, and each one points to a specific cause:

  • Hairline cracks running across the slab in a stair-step pattern. This usually means the soil beneath the slab is expanding and contracting with Houston’s wet-dry cycles, and the slab was poured without enough reinforcement or control joints. It is common in older additions built before modern mesh and fiber practices.
  • Moisture wicking up through the slab and darkening the bottom edge of drywall or baseboards. This points to a missing or failed vapor barrier under the slab. In Houston’s humidity, that moisture never leaves on its own, and it will find the framing.
  • Doors and windows in the addition sticking or refusing to latch. Movement in the foundation has shifted the frame. In a city built on clay soil, this can start within the first few seasons after the pour if the slab was under-engineered.
  • Crumbling or flaking at the slab edge near the exterior. Spalling usually means water pooled against the concrete over time. Houston’s heavy rain months are rough on any slab without proper grading and drainage away from the stem wall.
  • Gaps opening between the original house and the addition. This is the one that gets our attention fastest. Differential settlement between the existing foundation and the new slab means the tie-in detail was not handled correctly, and water and pests follow the gap.

Replacement Cost & What’s Included

A single-story rear room addition with tall windows and a new patio

In Houston, a full Quikrete home addition runs $45,000 to $130,000, and a detached ADU typically lands between $90,000 and $220,000 depending on whether you are building a studio shell or a full one-bedroom with a kitchen and bath. The concrete portion of the job – demolition of failed slabs, formwork, Quikrete mix, rebar or mesh, vapor barrier, and pour – usually accounts for $8,000 to $25,000 of that total, but a failed slab rarely means a simple re-pour. You are also looking at reframing part of the floor system, re-running plumbing that was embedded in the old slab, and re-leveling door and window openings.

Every Elmstead Remodeling Houston quote includes a written line-item price before any work starts. That price covers the Quikrete materials by bag count, the steel and vapor barrier, the labor for the pour and finish, and the daily clean-up: drop cloths inside the house, shoe covers at the door, and a photo of the clean-up before the crew leaves. No estimate that grows after the crew arrives. And the 365-Day Done Right Promise covers the full project – if the slab or anything else is not done right, we make it right.

Concrete & Foundation Scope Houston Price Range
Small ADU slab (400 – 600 sq ft) with Quikrete 5000, mesh, vapor barrier $8,000 – $18,000
Home addition slab with footings and stem wall tie-in $12,000 – $25,000
Full home addition (shell through finish) $45,000 – $130,000
Detached ADU (kitchen, bath, living) $90,000 – $220,000

DIY or Call Us?

Some checks are safe to do yourself: photograph the cracks with a quarter for scale, note whether the crack is growing week over week, and check whether water pools at the slab edge after a rain. Those photos help us give you a faster, more accurate read before we ever set foot in the house. What we don’t recommend is slicing open your own slab to chase a plumbing line, jackhammering concrete near load-bearing walls, or pouring a structural slab without the right mix and temperature control. A bad pour in Houston clay becomes a demolition job, and a saw cut in the wrong place can compromise the structure you already have.

If the addition or ADU is showing any of the symptoms above, call (254) 272-5240 and we will send someone to look at it. The estimate is free, and it comes as a written price before any work begins.
