Cover Roofing: The Houston Owner’s Guide
If your Cover roofing system has a failed section, a torn membrane, or a flashing joint that’s letting water through, we stock Cover-compatible roofing materials on our Houston trucks and can usually complete the replacement within one to two days of your call. Installed repair work on Cover roofing in Houston typically runs $400 – $1,800, while a full Cover roof replacement lands between $8,000 and $20,000 depending on square footage, deck condition, and the specific Cover profile your home carries. Most Houston owners discover the problem after a hard rain, when a brown stain appears on the ceiling or a drip starts near an exterior wall, or when a post-storm inspection reveals lifted flashing around a vent pipe or chimney.
We’re an independent Houston roofing and remodeling contractor, not a Cover corporate entity. That means we answer the phone ourselves, we stock what we stock because Houston weather demands it, and we price the work in writing before the first tool comes out of the truck.
Which Cover Models This Applies To

Cover roofing systems in Houston fall into two broad groups: the original Cover membrane profiles (the smooth, single-ply sheets most often seen on flat and low-slope residential additions built in the last fifteen years, typically in Meyerland, Bellaire, and the Heights) and the Cover seam-fastened panels used on porches, carports, and some garage structures. The compatibility gotcha we run into most often is this: Cover changed its seam detail around 2018. The older profile uses a heat-welded lap that requires a specific welding temperature range matched to the original membrane thickness. The newer profile uses a pressure-sensitized seam tape rated for Houston’s summer surface temperatures, which regularly exceed 140°F on a south-facing roof in July and August. If someone patches the newer profile with the old heat-weld method, the repair typically fails within eighteen months.
To identify what you have, look for the embossed product code on the underside of a lifted edge, usually a two-letter prefix followed by four digits. If you can’t find it, measure the membrane thickness with a simple gauge; the older profile runs 45 mil, the newer one 60 mil. We match OEM Cover material when it’s available, and for older profiles no longer in production we use a Houston-tested aftermarket sheet with the same elongation and UV stabilizer package. We’ll show you the spec sheet before we order anything.

Signs Your Cover Roofing Is Failing
- Water stains on ceilings or upper wall corners after rain. Houston’s heavy spring and fall rains find every weak seam. If the stain appears near an exterior wall, the likely cause is failed edge flashing, not the membrane itself.
- Visible lifting or curling at seams and around penetrations. Cover roofing expands and contracts with Houston’s temperature swings. Over time, the seam adhesive breaks down and the edge lifts, creating a channel for wind-driven rain.
- Bubbling or blistering on the membrane surface. This is usually trapped moisture under the sheet from a slow leak or condensation. The blister itself isn’t leaking, but it means the membrane has separated from the deck in that area and will tear eventually.
- Gravel or coating wearing thin on a flat section. If your Cover roof has a protective ballast layer, Houston’s sun breaks it down faster than most climates. Exposed membrane degrades quickly once the ballast is gone.
- A persistent musty smell in one room or a jump in your cooling bill during summer. Both can point to moisture trapped in the deck or insulation under a small, slow leak that hasn’t shown itself on the ceiling yet.

AfterReplacement Cost & What’s Included

For Houston homeowners, Cover roofing repair work typically lands between $400 and $1,800. A small seam repair with matching material and a full inspection of the surrounding area runs toward the low end. Replacing a section of damaged membrane, re-flashing a penetration, or repairing a rotted deck section pushes it higher. A full Cover roof replacement runs $8,000 to $20,000, driven mostly by square footage, the number of penetrations (vents, pipes, skylights, HVAC curbs), and whether the roof deck needs plywood replacement.
| Work Type | Typical Houston Price Range |
|---|---|
| Seam repair (single seam, materials included) | $400 – $800 |
| Flashing replacement around one penetration | $450 – $1,200 |
| Sectional membrane patch (up to 100 sq ft) | $800 – $1,800 |
| Full Cover roof replacement | $8,000 – $20,000 |
Every quote is written, line-itemed, and fixed before work starts. We don’t give verbal estimates that grow after the crew arrives. You’ll see the material cost, the labor, the disposal, and the warranty terms in writing. The work itself carries our 365-Day Done Right Promise: if it’s not done right, we make it right, at no charge, within a year of completion.
DIY or Call Us?
There are two things a Houston homeowner can safely check. First, clear debris from the roof surface and the scuppers or drains; a clogged drain can push water under the membrane edge and look exactly like a roofing failure. Second, photograph any visible seam lifting or blistering so you have a record before the next rain. What we don’t recommend is attempting a patch yourself. Roofing work on a Houston roof means working at height, often on a surface that’s slick, hot, and sloped. The materials require specific surface preparation and temperature conditions to bond correctly, and a bad patch hides the leak instead of fixing it, which drives repair costs up later. If you want to understand what’s wrong and what it will take to fix it, call (254) 272-5240. We’ll walk the roof with you, show you what we see, and give you a written number before anything starts.
FAQs

A properly installed Cover roof in Houston typically lasts 15 to 22 years, though the Houston sun and seasonal storm cycles mean the seam details usually need attention around year 10 to 12. Routine seam inspection and touch-up work extends the full roof life meaningfully. Call (254) 272-5240 and we’ll take a look at yours, no charge for the assessment.
Yes, most localized damage – a failed seam, a lifted flashing, a torn section under 100 square feet – can be repaired without replacing the entire roof. The repair cost in Houston typically runs $400 to $1,800. We’ll tell you honestly if the damage has spread far enough that a repair would be throwing money at a roof that’s already at the end of its life.
Most seam repairs and flashing replacements are completed in one visit, typically four to six hours including surface prep and cure time. A membrane patch or deck repair may require two visits if the deck needs to dry fully first. We’ll give you the timeline in writing with your quote.
We stock Cover-compatible membrane, seam tape, flashing, and deck repair materials on our Houston trucks, including the 45 mil and 60 mil profiles and the post-2018 pressure-sensitized seam system. For older Cover profiles no longer in production, we carry a Houston-tested aftermarket equivalent with matching UV and elongation specs. If you’re not sure which profile you have, call (254) 272-5240 and we’ll identify it on site.
