James Hardie Windows & Doors: The Houston Owner’s Guide
Most James Hardie windows and doors we service in Houston are HardieTrim boards, fiber cement fascia, or the flashing and sealant systems that surround window and door openings. The trim itself is a painted fiber cement product, and the failure is rarely the board; it's the joint, the caulk line, the flashing detail, or the moisture barrier behind it. A typical window or door trim replacement around a single opening in Houston runs $600 – $1,800 installed depending on access, height, and how much hidden rot we find once the old trim comes off.
Homeowners usually discover the problem the way you just did: a visible gap at a corner joint, paint bubbling along the bottom edge of a window, or a soft spot where the trim meets the sill. By the time it’s visible from the curb, water has usually been working its way in for a season or two. Houston’s humidity and heavy spring rains mean a small caulk failure becomes a mold and rot issue faster than in most markets we’ve worked.
Which James Hardie Models This Applies To

We work with HardiePlank lap siding and HardiePanel vertical siding around window and door openings, plus HardieTrim boards in 4/4 and 5/4 thicknesses, HardieSoffit, and the HardieWrap weather barrier that sits behind them. The compatibility
gotcha most Houston owners run into is this: HardieTrim is available in two widths (3.5" and 5.5" for 4/4, and 7.25" and 9.5" for 5/4), and matching your existing profile matters more than matching the color. If a contractor offers to "just rip a wider board down," you lose the factory edge and the paint warranty on that edge. We cut, prime, and paint field cuts on site, but we start with the correct factory width.
For the weather barrier, we use HardieWrap or equivalent grade-D building paper. The OEM choice matters less than the installation sequence, because James Hardie’s published installation requirements are specific: minimum 6" overlap at horizontal joints, flashing at all butt joints, and a 2" gap between trim and roofing shingles. If your existing trim wasn’t installed to that spec, that’s usually why it failed.
Elmstead Remodeling Houston is an independent service provider. We install James Hardie products and match existing trim, but we are not affiliated with James Hardie, and we also stock parts for KraftMaid, Cambria, and Silestone when we’re working on the rest of the house.

Signs Your James Hardie Windows & Doors Are Failing
- Caulk separation at trim joints. Houston’s heat cycles expand and contract fiber cement more than people expect. When the caulk pulls away from the board edge, water gets behind the trim. This is the earliest and most common sign we see in Meyerland and West University homes.
- Bubbling or peeling paint along the bottom edge. This is wicking. Water is traveling up behind the board from the sill or the weep screed. Repainting covers it; it doesn’t fix it.
- Soft spots when you press on the trim. Fiber cement doesn’t rot, but it can delaminate and lose structural strength after prolonged moisture exposure. If your finger leaves a dent, the board is saturated.
- Gaps opening between trim and siding. This usually means the fasteners are pulling loose. HardieTrim should be face-nailed at 16" on center. If nails are popping or the board is bowing, something moved behind it.
- Visible moisture or staining on interior drywall around the window. By this stage, the exterior trim has already failed and water has crossed the wall cavity. The fix is exterior work first; the interior patch comes after.

AfterReplacement Cost & What’s Included

Our window and door trim replacement work in Houston typically falls between $600 and $1,800 per opening. The spread comes down to three things: height and ladder access, how many boards need to come off, and what we find underneath. If the framing or sheathing behind the trim is water-damaged, the repair scope grows and the price adjusts. We document that with photos in real time so you see exactly what we see.
Every quote includes a written line-item price before any work starts. That includes removal and disposal of the old trim, new HardieTrim boards cut to match your existing profile, proper flashing and caulk at every joint, primer and paint matched to your current color, drop cloths under the work area, and a photo of the clean-up before we leave. We don’t charge separately for shoe covers or floor protection; those are standard on every Elmstead job.
DIY or Call Us?
You can safely inspect your own trim. Look at the caulk joints after a heavy rain. Press along the bottom edge of window trim with your thumb. Check for popped nails. That tells you whether water is getting in and roughly where. What you shouldn’t do is pull trim boards off a second-story window from a ladder, because the board you remove is sometimes the only thing holding a section of siding in place. We’ve seen homeowners remove a bottom trim board and have the lap siding above it sag.
There’s also a real sequencing issue: HardieWrap, flashing, and trim are installed in a specific order, and getting the order wrong means the new trim fails in two years instead of twenty. If you see signs of water intrusion, call us at (254) 272-5240 and we’ll come look at it. The estimate is free.
FAQs

Properly installed and painted HardieTrim typically lasts 20 to 30 years in Houston, though caulk joints need redoing every 3 to 5 years. The board outlasts the sealant; the maintenance is the joints, not the product.
Yes, if the damage is limited to a caulk failure or a single section of board, we cut out the damaged piece, splice in new HardieTrim, re-flash, and repaint. The repair threshold is usually whether more than three feet of board is compromised; after that, full replacement costs about the same and lasts longer. Call (254) 272-5240 and we’ll give you an honest read.
Most single-opening replacements in Houston take one day, including removal, flashing, installation, caulking, and paint. We use quick-setting exterior caulk so the joints can be painted the same afternoon. A multi-opening job may run two to three days.
We keep 4/4 HardieTrim in 3.5" and 5.5" widths and 5/4 in 7.25" on our service trucks, along with flashing tape, caulk, and color-matched paint. If your home uses a less common profile, we order it before we schedule the work, and you’ll know the timeline upfront. Call (254) 272-5240 for a free estimate.
