CGI Roofing: The Houston Owner’s Guide
CGI roofing components installed in the Houston area typically run $400 – $1,800 for repairs on most single-family homes, and we keep common CGI-compatible fasteners, closures, and flashing profiles on our trucks for same-week service. Most homeowners discover a CGI issue the same way: a rust streak on the wall below a panel seam, a drip line on the soffit after a hard Gulf rain, or a missing closure cap they spotted from the driveway. Houston’s humidity and salt air push metal roofing hardware harder than almost any climate in the country, and small parts fail before the panels do.
We’re Elmstead Remodeling Houston, an independent contractor serving the greater Houston area. We are not affiliated with CGI, but we work with their panel profiles, gauge tolerances, and trim geometry regularly, and we know what fails first after a decade of Texas weather.
Which CGI Models This Applies To

CGI’s residential and light-commercial offerings in the Houston market include their standing seam lines and their exposed-fastener panel profiles across multiple widths. The compatibility gotcha to know: CGI panels use a specific closure profile that matches the rib shape, and a generic closure from the local supply yard often sits proud of the panel, leaving a gap that pulls wind-driven rain into the building. We order closures and z-flashing matched to the panel series, not whatever is on the shelf.
If you can still read the mill stamp on the underside of a panel or on a leftover cut piece from the original install, that’s the fastest path to an exact match. If not, we measure the major rib height, the flat width between ribs, and the seam geometry right on the roof. For newer CGI installations, OEM parts are worth the extra cost because the powder coat and closure foam are matched to the same fade and thermal range. For older paint systems that have already chalked, a quality aftermarket closure with a UV-stable EPDM foam often performs the same as OEM at a better price, and we’ll tell you which route makes sense after we look at the roof.

Signs Your CGI Roofing Is Failing
- Rust streaks down the panel face below a seam. This usually means the z-flashing or seam clip has worn through its coating, and the steel underneath is now bleeding rust every time it rains. The panel itself is often still sound.
- Closure foam crumbling or missing at the eave line. Houston’s heat cycles the foam through expansion and contraction daily. After several years, the foam loses its memory and starts breaking off in chunks, leaving an open gap for wind-driven rain and insects.
- Drip edge pulling away from the fascia board. A loose drip edge on a CGI roof is often a symptom of the original fasteners backing out due to daily thermal movement. Left alone, it channels water behind the gutter and into the soffit.
- Oil canning that suddenly gets worse in one area. Some oil canning is normal on any metal roof. What’s not normal is one panel developing a wave it didn’t have last year, which can point to a backed-out panel clip or a thermal expansion problem.
- Inside ceiling stains near exterior walls after storms. On a Houston house, this often traces back to a failed closure or z-flashing at the eave, not the panel itself. The repair is usually under $800 when caught before the underlayment deteriorates.

AfterReplacement Cost & What’s Included

CGI roofing repairs in Houston typically fall between $400 and $1,800 depending on how much of the trim, flashing, and closure system needs replacement. A single closure and z-flashing repair runs toward the lower end. Replacing the entire drip edge and underlayment on one roof plane lands near the top. A full roof replacement using CGI-compatible or equivalent metal panels ranges $8,000 to $20,000 on most Houston homes.
| Repair Type | Typical Houston Installed Price |
|---|---|
| Closure foam replacement (one eave line) | $400 – $700 |
| Z-flashing replacement (one seam) | $500 – $900 |
| Drip edge replacement (one elevation) | $600 – $1,200 |
| Full roof replacement (metal) | $8,000 – $20,000 |
Every price we give is written down before any work begins. It includes the parts, the labor, the drop cloths on your walkways and landscaping, and a photo of the cleanup before the crew leaves. If something we repaired isn’t done right, our 365-Day Done Right Promise covers making it right, no waivers and no phone tag.
DIY or Call Us?
What an owner can safely check: missing closures you can see from the ground, loose drip edge at the gutter line when viewed from below, and rust streaks that show you where water is tracking. You do not need to get on the roof to identify most of these problems.
What we’d rather you not do: walk a metal roof to inspect it, especially after a Houston morning dew or afternoon shower. Metal roofing is slick when damp, and a fall from an eave height puts you in the hospital and we’d far rather come look at it ourselves. We’ll go up, document what we find, and show you photos before we recommend anything. If it turns out to be a $250 fix, we’ll say so. Call (254) 272-5240 and we’ll schedule the look.
FAQs

CGI panels in Houston typically hold their coating for 20 to 30 years depending on exposure, but the closure foam and flashing fasteners often need attention at the 10 to 15 year mark. The panels may have decades left while the small parts need swapping.
Yes, in most cases we repair the failed closures, flashing, and fasteners without touching the panels. A full panel replacement only makes sense after impact damage or if the steel underneath has already corroded through. Call (254) 272-5240 for an exact quote, estimates are free.
Most closure, flashing, and drip edge repairs on CGI roofing are done in one visit, usually four to six hours on site. Larger trim replacement that spans an entire wall line may take two days.
We keep the common closure profiles, z-flashing shapes, and fastener types for CGI panels on our trucks. Unusual profiles or custom trim get ordered from our supplier network and typically arrive within a week, assuming your original installer isn’t still the same outfit.
No. The price we give you before work begins is the price you pay at the end. If we open up the eave and find a hidden problem, we stop, show you what we found, and you approve any added scope before we spend another dollar.
If your CGI roof is leaking, streaking, or shedding closure foam, call (254) 272-5240. We’ll schedule a look, put the price in writing before anything happens, and leave your property the way you’d want it left.
