ES Windows Bathroom Remodeling: The Houston Owner’s Guide

If you have ES Windows in your Houston bathroom and the frame, seal, or glazing has started to fail, we can match the replacement and install it correctly. A full ES Windows bathroom remodeling project in Houston typically runs $9000 – $28000 installed, depending on how much of the opening, waterproofing, and surround needs to be rebuilt. Most owners discover the problem the same way: condensation between the panes that won’t clear, a window that suddenly sticks or won’t lock, or water staining on the drywall below the sill after a hard Houston rain.

We’re Elmstead Remodeling Houston, an independent contractor. We’re not affiliated with ES Windows, but we work with their products regularly and know how they behave in Gulf Coast humidity. Graham Stein runs our Houston operation, and he’ll tell you the same thing he tells every homeowner: a window in a shower wall is only as good as the waterproofing around it. That’s where most failures start, not in the glass itself.

Which ES Windows Models This Applies To

A walk-in shower with large-format tile and a built-in niche

ES Windows makes several lines that show up in Houston bathrooms, including their aluminum-frame and vinyl-frame series. The most common ones we see are their sliding windows and fixed picture windows used over tubs and in shower enclosures. The compatibility gotcha with ES Windows is the frame depth: their aluminum frames are typically slimmer than the vinyl, which means the replacement part has to match the original series exactly. A vinyl sash from one series won’t seat properly in an aluminum frame from another, even if the rough opening looks identical.

To identify what you have, look for the manufacturer’s label etched into the corner of the glass or printed on the frame edge. On ES Windows, that label includes the series code, the glass type (usually tempered for bathroom locations), and the manufacture date. If the label is worn off, measure the visible glass width and height, then measure the frame thickness. We can match from those numbers, but the series code is faster. When we quote a replacement, we price the OEM part first. If ES Windows has discontinued the series, we source a quality aftermarket equivalent that matches the frame depth and glass thickness, and we tell you which one you’re getting before any work starts.

Signs Your ES Windows Bathroom Remodeling Is Failing

Here’s what we see most often in Houston bathrooms, and what each symptom actually means:

  • Fog between the glass panes. The seal has failed and moisture is now inside the insulated glass unit. In Houston’s humidity, this happens faster than in drier climates because the seal is constantly working against moisture pressure from outside. The glass has to be replaced as a unit; you can’t dry it out.
  • Water staining or peeling paint below the window. The window itself may be fine, but the waterproofing under and around the frame has failed. Houston’s heavy spring and fall rains expose this quickly. This is a remodeling issue, not just a parts issue, because the wall cavity may need to be opened and re-flashed.
  • The window sticks, or the lock no longer lines up. Aluminum frames shift with Houston’s clay soil movement. The frame may have racked out of square, which puts pressure on the sash and the hardware. Sometimes a hardware replacement fixes it; sometimes the frame needs to be re-set in a squared rough opening.
  • Condensation on the interior surface every morning. This is usually a ventilation problem, not a window defect. But if the condensation is persistent and the bathroom fan is undersized or the vent is venting into the attic instead of outside (which we find in a lot of older Houston homes), the moisture will eventually destroy the window frame and the drywall around it.
  • Visible corrosion or pitting on an aluminum frame. In a shower or tub area, this comes from years of chlorinated water vapor settling on uncoated or scratched aluminum. Once corrosion starts, the structural integrity of the frame is compromised and a patch job won’t hold.

Replacement Cost & What’s Included

A remodeled hall bathroom with subway tile and a floating vanity

For an ES Windows replacement as part of a Houston bathroom remodel, the installed cost typically falls between $9000 and $28000 for the full project. If the job is contained to removing and replacing the window itself, re-waterproofing the opening, and finishing the interior surround, you’re usually looking at the lower end of that range. If the failure has damaged the wall cavity, the subfloor, or the shower surround, the price moves up because the repair scope grows.

Here’s how a typical ES Windows bathroom window replacement breaks down:

  • Window unit (OEM or matched aftermarket): $800 – $3000 depending on size, series, and glass type
  • Removal and disposal of the old window: included in the project price, never a surprise line item
  • Waterproofing and re-flashing the rough opening: $600 – $2000 depending on how much of the surrounding wall has to be opened
  • Interior trim, drywall repair, and paint: $500 – $1800 depending on finish level
  • Full bathroom remodel scope (if the window is part of a larger job): up to $28000 for a complete gut and rebuild with named-brand fixtures

We give you a written price before any work starts, and that price doesn’t change unless you change the scope. Our work carries the 365-Day Done Right Promise: if it’s not done right, we make it right.

DIY or Call Us?

You can safely do the diagnostic part yourself: check the label for the series code, measure the glass and frame, look for water staining below the sill, and note whether the window is in a shower or tub wall. That information helps us quote accurately over the phone. What we don’t recommend is pulling the window yourself. A bathroom window in a wet wall is surrounded by waterproofing layers that have to be re-integrated correctly, and if the wall cavity has been getting wet, you may have mold or framing damage behind the tile that you can’t see until it’s open.

If you’re in Houston, call (254) 272-5240. We’ll ask for the label info if you have it, then give you a straight answer about whether this is a parts swap or a remodeling job. Our estimates are free, and the written price you get is the price you’ll pay.
