Moen Home Additions & ADU: The Houston Owner’s Guide
If you’re planning a home addition or ADU in Houston and want Moen fixtures specified throughout, we install Moen faucets, shower systems, and bath hardware as part of the build. A full home addition in Houston typically runs $45,000 to $130,000 depending on square footage, foundation work, and finish level, while a standalone ADU construction project lands between $90,000 and $220,000. Most owners discover a fixture problem mid-project: the rough-in valve was stubbed incorrectly, the cartridge fails on first pressure test, or the trim kit ordered online doesn’t match the valve body behind the wall. That’s where we come in.
We keep Moen Posi-Temp and M-CORE cartridges on hand because those are the two valve systems most Houston additions and garage conversions use. Graham Stein has pulled more than a few Moen rough-in valves out of walls near Meyerland and the Energy Corridor, and the failure pattern is consistent: someone installed the valve backward or used the wrong depth setting for the finished wall. We write the scope, name the exact Moen model going in, and give you a written price before any work starts.
Which Moen Models This Applies To

Moen’s rough-in valve bodies are not universal, and that’s the compatibility gotcha most Houston homeowners hit. A Posi-Temp valve (models 2510, 2520, 2570) works with Posi-Temp trims only. An M-CORE valve (models U130, U140, U160) works with M-CORE trims only. They are not interchangeable, and the trim plate will not cover the hole if you mix them. When we’re adding a bathroom or building an ADU, we standardize on Posi-Temp valves for tub-shower combos and M-CORE for walk-in showers with multiple outlets.
To identify what’s already in your wall, pull the trim plate and look at the valve body. Posi-Temp valves show “Posi-Temp” stamped on the face. M-CORE valves have a distinct cartridge housing with a black plastic guard. If the wall is open, we confirm the valve depth setting matches the finished wall thickness (typically 2-1/4″ to 2-3/4″ for standard builds, deeper for tile-over-tile). For OEM versus aftermarket: Moen’s OEM cartridges (part 1222 for Posi-Temp, part 1255 for M-CORE) carry a lifetime warranty against leaks and finish defects when installed by a licensed contractor. We use OEM parts on new construction because the warranty travels with the work, and we don’t want a warranty claim denied over a $12 aftermarket cartridge that weeps after a year.

Signs Your Moen Home Additions & ADU Is Failing
- Water temperature swings when another fixture opens. The pressure-balancing spool inside the Posi-Temp cartridge has seized or is clogged with sediment. Houston water carries enough mineral content that this is the most common failure we see in homes off city water mains.
- The handle turns but no water comes out. The cartridge stem has sheared internally, usually from someone forcing a stiff handle. A replacement cartridge fixes it, but the rough-in valve should be checked for debris at the same time.
- Water drips from the tub spout after the valve is off. This is almost always a failing cartridge seal, not the spout itself. In a new addition, it usually means debris from the build got into the valve body during rough-in.
- Faucet flow is noticeably weaker than other fixtures in the house. The aerator or the valve inlet screen has collected construction debris. We flush every Moen rough-in before trim installation for exactly this reason.
- Trim plate leaks at the wall joint or the trim sits proud of the tile. The valve depth was set wrong for the finished wall. This requires opening the wall or using a Moen deep-rough kit, which is a contractor-grade fix, not a caulk fix.

AfterReplacement Cost & What’s Included

For a Moen cartridge replacement during a home addition or ADU build in Houston, the installed cost typically runs $150 to $400 per valve, including the OEM cartridge, labor, and testing under pressure. If the rough-in valve itself was set at the wrong depth, correcting it can add $300 to $800 depending on how much wall needs to open. If we’re installing all-new Moen fixtures from rough-in through trim as part of the addition, that cost is folded into the overall project price of $45,000 to $130,000 for the addition, or $90,000 to $220,000 for the ADU.
What drives the range: whether the wall is open or finished, which valve system is in the wall, and whether the existing rough-in work was done correctly. Every job gets a written price before we start, and the line items name the exact Moen part numbers. Our 365-Day Done Right Promise covers every completed project: if the fixture work isn’t right, we make it right.
DIY or Call Us?
You can safely remove the trim plate and check which Moen valve is in the wall. That’s a five-minute job with a screwdriver and it tells you which cartridge family you’re dealing with. You can also turn the valve on and off and note the symptoms. What you should not do is open a finished wall to access a rough-in valve, resweat a copper fitting, or adjust a valve depth setting. A valve set too deep in a tiled shower wall means the trim won’t seat, water will wick into the wall cavity, and the repair cost climbs quickly.
If you’re mid-addition or mid-ADU and the Moen fixture isn’t behaving, call us at (254) 272-5240. We’ll walk you through what to check, and if it needs a pro, we’ll schedule the fix with a written price first.
FAQs

An OEM Moen Posi-Temp cartridge typically lasts 15 to 20 years in Houston, but hard water from city mains can shorten that to 8 to 12 years if the home lacks a water softener. The M-CORE cartridge has a similar lifespan but is more tolerant of sediment. Call (254) 272-5240 if you’re replacing a valve more often than that. There’s usually an upstream problem worth finding.
Yes, in most cases the cartridge is the only part that needs changing, and that’s a straightforward same-day fix. The rough-in valve body rarely fails unless it was installed incorrectly. If the valve was set at the wrong depth for the finished wall, that’s a physical correction, not a cartridge swap, and we’ll give you a written price before any wall comes open.
A cartridge replacement takes 30 to 60 minutes for a plumber who has the part on the truck. A rough-in valve correction takes 2 to 4 hours because it involves wall access, valve repositioning, and tile or drywall repair. We stock Posi-Temp and M-CORE cartridges on the truck, so most calls are one visit.
We stock Moen Posi-Temp and M-CORE cartridges, escutcheons, and trim screws on the truck. For full fixture sets in a new addition or ADU, we order Moen trims by model number to match the valve system in the wall. If you’re planning a project, call (254) 272-5240 and we’ll spec the right Moen valves and trims before the walls close up. The other brands we regularly specify alongside Moen are KraftMaid, Cambria, and Silestone for cabinets and counters.
