PGT Home Additions & ADU: The Houston Owner’s Guide
If you have a PGT window or door that needs to be matched, replaced, or integrated into a home addition or ADU project in Houston, a replacement or retrofit typically runs $45,000 – $130,000 for the full addition, with the PGT-specific window and door package priced as a named line item before any work begins. We install and match PGT glass packages on home additions, garage conversions, and ADUs across Houston, and most PGT product lines are available for order within 5 – 10 business days through our supplier network.
The way most Houston owners discover they need us: they’re planning an addition or converting a garage, and the existing PGT windows on the home have a warranty sticker or etched logo they want matched so the new structure doesn’t look like an afterthought. Or a window has failed – fogged glass, a crank that’s given up, a sash that no longer seals – and they want the replacement to match the PGT product already on the house. Either way, the part matters because PGT glass is built to specific Miami-Dade and Texas wind-load standards, and a mismatched replacement can look wrong and perform worse in a Houston summer storm.
Elmstead Remodeling Houston is an independent remodeling contractor. We are not affiliated with PGT, and we don’t pretend to be. What we do is name the exact PGT product on a written scope, order it through authorized channels, and install it so the new work matches the old.
Which PGT Models This Applies To

PGT’s residential lines most common in Houston split into a few families: the WinGuard impact series, the SpectraGuard insulating glass line, and the Eze-Breeze vinyl glazing used on porches and sunrooms. Within WinGuard, the key distinction is the glass package – laminated impact glass versus non-impact insulated glass – and the frame series, which ranges from the 400 series up through 7700 and 7900 lines. The part number is typically etched on the corner of the glass or printed on a sticker along the frame edge. If the sticker is gone, we measure the glass unit thickness and frame profile to identify the series.
Here is the compatibility gotcha most homeowners don’t know: PGT changed their internal glazing bead profile between certain production years, and a glass unit from 2012 will not necessarily drop into a 2021 frame of the same nominal series. That’s why we don’t order a replacement until we’ve pulled the sash or measured the existing unit in place. For OEM versus aftermarket, PGT glass units are still under a manufacturer warranty for the original owner in many cases, so we always check that route first before writing a quote for a new unit. Aftermarket glass from a Texas fabricator is available and can save 20 – 30%, but it will not carry the PGT warranty, and the tint or Low-E coating needs to be matched carefully or the window will look slightly different from its neighbor.

Signs Your PGT Home Addition or ADU Glass Is Failing
- Fogging or condensation between the panes. This is a failed seal in the insulating glass unit. The Low-E coating and argon fill are no longer doing their job, and the unit needs replacement. Houston humidity makes this failure show up faster than drier markets.
- A window that suddenly passes more outside noise. Laminated impact glass from PGT cuts sound substantially. If you can suddenly hear traffic on I-10 or Beltway 8 through a closed window, the seal has likely failed or the sash is no longer seating fully in the frame.
- Crank or sliding hardware that has stiffened or stripped. PGT hardware wears unevenly in Houston’s humidity and salt air near Galveston Bay. The hardware can often be replaced without swapping the entire sash, which is a $200 – $500 repair instead of a $800 – $2,000 window.
- Visible frame warping or sagging on a large opening. A wide PGT slider or picture window that has been exposed to west-facing Houston sun for 10+ years may start to settle. Once the frame moves, the glass unit no longer sits square and the window won’t close cleanly.
- Water stains on interior drywall beneath a PGT window or door. This usually means the rough opening flashing has failed, not the PGT product itself. But it’s the symptom that gets the call, and the fix often means pulling the window, re-flashing the opening, and reinstalling a new or rebuilt unit.

AfterReplacement Cost & What’s Included

In Houston, a full home addition or ADU project involving PGT windows runs $45,000 – $130,000 depending on square footage, foundation type, and the number of openings. For project-level work, the PGT window and door package is usually a $8,000 – $25,000 line item on its own, since impact-rated glass carries a real premium over standard builder glass. A garage conversion with PGT glass openings lands in the $30,000 – $80,000 range. A standalone ADU with impact-rated PGT windows and doors starts around $90,000 and can reach $220,000 for a custom two-bedroom build.
On smaller repair jobs – a single failed PGT sash, a fogged unit, a hardware replacement – the work falls outside addition pricing entirely: typically $400 – $2,500 per opening depending on whether we’re replacing hardware, a glass unit, or an entire sash and frame. Every quote includes the written line-item price before any work begins, drop cloths down before cutting starts, and a photo of the clean-up before the crew leaves. Our workmanship warranty rides on top of any PGT manufacturer warranty that still applies.
DIY or Call Us?
There is nothing dangerous about looking at the label on your PGT window or taking a photo of the glass etching. If you want to send us a picture, we’ll identify the series by phone and give you an honest read on whether it’s a hardware fix or a full glass replacement. What we would not recommend is pulling a PGT impact sash out of its frame yourself. These units are heavy – a large WinGuard sash can weigh over 80 pounds – and the balance system is under tension. A dropped unit is a broken unit, and impact glass is not cheap to replace twice.
If the issue is a failed seal or fogged glass, that’s not a repair. The insulating unit is replaced as a whole. Call (254) 272-5240 and we’ll tell you what the part costs and whether your PGT warranty covers it before we schedule anything.
FAQs

Most PGT insulated glass units last 15 – 20 years in the Houston climate before the seal fails, with impact-rated laminated units trending toward the longer end since the interlayer adds structural stability. Frame life is typically 25 – 30 years. If a PGT window on your home is fogging at year 12, it failed early and may still be under a prorated warranty – call (254) 272-5240 and we’ll check before you pay for a replacement.
Failed seals and fogged glass cannot be repaired – the insulating unit is replaced as a whole. Hardware failures like cranks, balances, and rollers can usually be repaired without touching the glass itself. Call (254) 272-5240 and describe what you’re seeing; we’ll tell you which path applies before anyone schedules a visit.
If a PGT glass unit is in stock regionally, we can typically complete a single-window replacement within 5 – 10 business days of the order. Custom-sized impact units or discontinued series may take 3 – 6 weeks for fabrication and delivery. We’ll give you a written timeline at the same time we give you the written price.
We stock common PGT hardware – cranks, roller assemblies, balances, locks – on our Houston trucks for immediate swap-outs. Glass units are ordered per-job because each PGT product line uses specific glazing dimensions and coatings. We do not carry loose PGT glass units in inventory, and we’d suggest caution with anyone who says they do.
