Therma-Tru Roofing: The Houston Owner’s Guide
We stock and install Therma-Tru-compatible roofing parts across Houston, with typical installed pricing running $400 to $1,800 depending on whether it’s a targeted repair or a broader flashing and seal replacement. Most calls start the same way: a homeowner notices a water stain on the ceiling, a damp spot in the attic after a hard rain, or daylight showing through a gap where the roof meets a wall or vent. Therma-Tru is known for doors, but plenty of Houston homes have Therma-Tru-branded access doors, roof hatches, and flashing assemblies that fail just like any other roofing component – usually at the seal, the hinge, or the curb mount where standing water sits after one of our summer downpours. Graham Stein has seen more than a few of these failures in Meyerland, where flat and low-slope roofs collect water exactly where those assemblies sit.
Elmstead Remodeling Houston is an independent service provider. We are not affiliated with Therma-Tru, but we work with their parts and dimensional specs every week.
Which Therma-Tru Models This Applies To

Therma-Tru builds several product lines that touch roofing, and the compatible replacement depends on which one you have. The most common in the Houston market are the SlimLine roof hatches, the Standard and Heavy-Duty roof access doors, and their commercial skylight curb mounts. Each uses different flashing dimensions and gasketing, and they are not interchangeable. We identify the unit by measuring the rough opening and then matching it to the label on the frame, usually on the hinge side inside the hatch or door. If the label is gone, we take the curb height and outside flange dimensions – those two numbers narrow it down almost every time.
One thing to know: Therma-Tru’s roofing assemblies use a proprietary compression gasket rather than standard bulb weatherstripping. A generic off-the-shelf gasket from a box store will measure close and still leak. We stock the correct Therma-Tru-spec gasket profiles for the SlimLine and Standard lines, and we match aftermarket equivalents only when the dimensional print is exact. The curb height question matters more in Houston than in drier climates: if the curb is under four inches and water ponds after a storm, the right move is usually a taller curb collar rather than a new door. That one change solves the leak permanently.
Styles & brands we work with

Signs Your Therma-Tru Roofing Is Failing
- Water stain on the ceiling below the hatch or access door. Almost always the compression gasket has flattened or cracked. Houston heat cycles accelerate this; winter cold snaps then June humidity work the rubber hard.
- Daylight visible around the closed assembly. If you can see light from inside the attic, the gasket has lost its compression set. It needs replacing, not tightening.
- Rust streak running from the curb or flange. Galvanized and mill-finished steel curbs corrode after years of Gulf Coast moisture. The rust usually starts at the seam where the flange meets the curb weld.
- Ponding water sitting against the assembly for more than an hour after rain. This is a roof-slope issue more than a hatch issue, but it destroys gaskets fast. With Houston’s flat-roof stock in older neighborhoods, we regularly recommend a curb collar raise when we see this.
- Fogging or condensation inside the glazing of a Therma-Tru skylight. The insulated glass seal has failed. Replacement glass is a special-order item; we measure and order to the exact unit, and the install is fast once it arrives.

AfterReplacement Cost & What’s Included

In Houston, a Therma-Tru roofing gasket and hardware refresh on an existing assembly runs $400 to $800. Replacing the entire hatch or access door assembly, including curb collar and flashing, lands in the $1,000 to $1,800 range depending on size, curb height, and roof type. We see the higher end when the roofline is steep enough to require staging or when the existing flashing was installed poorly and needs re-flashing into the roof membrane.
Every quote we give is a written price before any work starts, with the parts and labor separated so you can see exactly where the money goes. It is the same approach we take on a $14,000 kitchen remodel or a $5,000 small bathroom remodel. The written price is not an estimate; it is the number on the invoice. And the work carries our 365-Day Done Right Promise: if the assembly leaks or the gasket fails within a year, we return and fix it. We also leave the job site the way we found it – drop cloths down, shoe covers on, and a photo of the clean-up before the crew pulls out of the driveway.
DIY or Call Us?
There is a split here. What an owner can safely do is the inspection: check for daylight, note where the rust is, and measure the rough opening so we can match the unit before we arrive. What we would not recommend is a self-install of any Therma-Tru roof assembly, and the reason is not the hardware – it is the roof penetration. Climbing on a roof, removing flashing, and re-sealing a curb into a roof membrane is not a weekend project, particularly on a Houston roof in summer when surface temperatures hit 140 degrees and a slip is one step away. We have also seen hand-tightened fasteners on old gaskets strip the aluminum frame, which turns a $500 job into a full assembly replacement.
If you have water coming in and you are not sure what you are looking at, call us at (254) 272-5240. We will talk you through what to check from the attic side, and if it needs a pro, we schedule a written quote. A written price and a covered floor before any work begins – that is where the trust starts.
FAQs

You can expect ten to fifteen years from the metal body, but the gaskets generally need replacing every five to seven years in Houston’s heat and humidity. The Gulf Coast climate cuts the gasket life roughly in half compared with a dry climate. Call (254) 272-5240 if you are past year five and seeing condensation or water stains.
Yes, in most cases. If the metal is sound and only the gasket has flattened or cracked, we replace the gasket and hardware for $400 to $800 and you get years more service. We only recommend full replacement when the flange is corroded through or the curb weld has split.
Most gasket and hardware swaps are done in under two hours once we are on the roof. A full assembly replacement, including re-flashing into the roof membrane, takes half a day to a full day depending on access and roof condition.
We stock the common gasket profiles, latch hardware, and curb collars for the SlimLine and Standard lines on the truck. Specialty glazing replacements and odd-size hatches are ordered to spec, which usually takes five to seven business days. Along with Therma-Tru, we also work with named-brand materials from KraftMaid, Cambria, and Silestone on broader remodeling projects.
