Unilock Windows & Doors: The Houston Owner’s Guide

If you have a Unilock window or door with a failed part, we stock and install compatible replacement hardware and components across the Houston area, with most window and door part swaps running between $150 and $900 installed depending on the specific component. We carry OEM-spec equivalents for Unilock hardware on our trucks and can source series-specific parts within one to three business days through our Houston supplier network. Most owners discover a problem the same way: the window won’t latch, the door sticks against the frame, or a handle turns without engaging the mechanism, and suddenly a door that worked for years becomes a daily frustration.

Elmstead Remodeling Houston is an independent service provider. We are not affiliated with Unilock, but we work on their windows and doors regularly across Houston, from Meyerland to the Energy Corridor, and we’ve learned their hardware patterns well enough to know which parts fail and why.

Which Unilock Models This Applies To

A home office with a built-in desk and shelves

Unilock windows and doors shipped to the Houston market typically fall into three hardware generations: the early slide-bolt series, the mid-generation multi-point lock series, and the current Euro-groove hardware line. The difference matters because parts are not interchangeable across generations, even when the window or door looks identical from the outside. The multi-point lock bodies changed from a 35mm backset to a 40mm backset around 2014, and that 5mm difference is enough to make an otherwise correct-looking replacement lock body sit proud of the door face and bind against the strike plate.

To identify what you have, look for the stamped code on the edge of the door or sash, near the hinge side. Unilock stamps a two-letter series code followed by four digits; that code tells us the generation, the profile, and the hardware spec without guessing. If the stamp is worn or painted over, we measure the lock body backset and the hinge spacing to narrow it down. For most owners, the OEM-versus-aftermarket decision comes down to this: OEM Unilock parts preserve the exact factory fit but cost 20 to 40 percent more and carry a longer lead time through Houston distributors, while quality aftermarket equivalents from the same European manufacturers Unilock sources from usually ship faster and fit within a millimeter of the original. We’ll quote both when the gap in price justifies it.

Signs Your Unilock Windows & Doors Is Failing

  • The handle turns but nothing engages. This almost always means the gearbox inside the lock body has stripped its internal teeth. It’s the most common Unilock failure we see in Houston, and the fix is a new lock body, not a new handle.
  • The door sticks or needs a shoulder to close. Houston’s humidity cycle swells door slabs slightly in summer and lets them shrink in winter. When a Unilock door that used to close cleanly starts catching at the top corner, the hinges have usually worn enough to let the slab drop a few millimeters out of square.
  • The multi-point locks only throw partially. If the top and bottom shoot bolts engage but the center hook doesn’t, the connecting rod inside the door has stretched or slipped. This is a common failure on doors installed before 2016, and it leaves the door secured at only two of three points.
  • The window won’t stay open or closed. Unilock tilt-turn windows rely on a corner pivot and a stay arm. When the pivot pin wears down (we see this often on windows facing west in Houston, where afternoon sun bakes the hardware), the sash either drops or won’t seat flush enough to latch.
  • Condensation or drafts appear around the perimeter. Failed gaskets are the quiet killer. The rubber compression seals harden in Houston’s heat and humidity, and once they lose their memory, the window leaks air even though the hardware still works fine.

Replacement Cost & What’s Included

An open living space after a whole-home remodel

For Unilock windows and doors in Houston, part replacement and hardware swaps generally run between $150 and $900 installed. A simple handle and gearbox replacement lands on the low end, usually $150 to $350. A full multi-point lock body with new connecting rods and strike plates runs $350 to $650. Window pivot and stay arm replacements sit in the $175 to $400 range per sash. Gasket replacement around a full door or window typically falls between $200 and $550 depending on the perimeter length and whether the profile gaskets are still available from Unilock’s Houston supply chain or need to be matched aftermarket.

Every quote we give includes the part, the labor, the adjustment, and a written price before any work begins. We don’t quote a range and then discover the real number after the door is apart. On the rare occasion we open a door and find damage we couldn’t have seen from the outside, we stop, explain it, and get your approval on the revised number before proceeding. The work carries our 365-Day Done Right Promise: if the part we installed fails or the door doesn’t operate correctly within a year, we make it right.

DIY or Call Us?

Window and door hardware is not high-tension work the way garage springs are, but it is precision work. The parts that fail on Unilock windows and doors sit inside milled steel channels with tight tolerances, and a lock body installed a millimeter out of position will bind, wear prematurely, or fail to engage the strike plate. If you want to diagnose before calling, you can check the stamped series code on the door edge and take a photo of the handle and lock body from both sides. That tells us a lot. You can also note whether the handle turns freely with the door open, which separates a gearbox failure from a strike plate alignment problem.

What we’d caution against is buying a “universal” multi-point lock online and threading it in. We have replaced several universal-fit lock bodies in Houston homes where the bolt spacing was close but not exact, and the door jammed shut with the family inside. The fix took twice as long as the original repair would have. If you’d rather we handle it, call (254) 272-5240 and describe what the door or window is doing. We’ll tell you over the phone whether it sounds like a truck-stock part or something we need to order, and the estimate is free.
